Long term letting advice

Hi

I would welcome any advice on letting our apartment in Kranevo. We are coming out this year, but then we are looking at renting it our for a year minimum.

We have a basement room that I intend to place personal stuff in but intend to leave it furnished.

Was thinking of selling but this may an alternative.

I would advise you to be very careful with the tenants as it is a common practice tenants to leave the utility bills unpaid. You need to transer the accounts to the tenants in electricity and water supply companies to the tenants. It is highly recommended to have a written contract if needed with notary certification of the signatures.

Have a written, NOTARISED contract every time, made sure it contains the ID details of the tenant - don't accept oral or written details from them but make sure to see the original ID document for yourself

Also have a detailed inventory of the contents - have it notarised too.

Take at least one month's rent as deposit

Check the electricity bill on line every month and evict after the first unpaid bill

I speak from experience.

Thanks is it a standard document when renting or one I would need my solicitor to do first.
