Have a written, NOTARISED contract every time, made sure it contains the ID details of the tenant - don't accept oral or written details from them but make sure to see the original ID document for yourself
Also have a detailed inventory of the contents - have it notarised too.
Take at least one month's rent as deposit
Check the electricity bill on line every month and evict after the first unpaid bill
