Hi I've just bought land with 2 dwellings in Hadzhidimitrovo Tundzha near yambol. There is a space between the 2 properties (one is 2 story and one is single story) if I wanted to join both properties and put another level on the single story building and build internal stairs would I need planning permission?

Congratulations on your new purchase & welcome to Yambol!
You will get lots of conflicting advice about whether you need planning permission or not. In my opinion you do - definately worth consulting someone locally with more in depth knowledge of planning regulations before starting.

I get the impression that you haven't visited your purchases yet?
Yes, you SHOULD obtain planning permission and you'd need to be sure that the foundations of the single storey building can carry the weight of an extra floor.

Planning permission 'almost' definitely required to avoid having the new construction pulled down. Act 16 would probably come into this? Dwelling area and a 'hallway/staircase' supplied with electricity would require permission. A builder (thinking he's getting the work)may tell you different. An independent solicitor should be consulted. Visit both the mayors office and solicitor with all documents and original recent copies of the 'skitsas' before to check what permissions should be sort before commencing any construction work. Ask for any information to be supplied in writing to avoid later conflicts of 'change of mind/change of opinion etc'.

Just curious what you will do if the answers indicate the area and village are terrible! Would have thought asking prior to purchase is the normal persons approach. BARN DOOR AND ALL THAT!
Yes guys your right I haven't been to the property yet (I know it's stupid) I have bought it from a brit over here in the uk, but I am prepared for total rebuild if I have to.....I understand that I would get mixed views of the village same as you would in different areas of Liverpool (where I live) hopefully someone will come along and join in whom actually lives in the village or nearby.

In this case, you'll need to find out what the single storey dwelling is built from. At worst, from a strength point of view will be Adobe Brick or some old and crumbly red brick. I had an idea to raise the ceiling on an old summer kitchen here and put a concrete ring beam around the top of the walls, but the bricks just weren't good enough for the weight and were bellowing. In the end, pulled it down and started again.
