Dear Sir/Madam

“HOW NOT TO BUY PROPERTY IN BULGARIA”

We would like to tell our story. My husband went in Bulgaria in April 2007 to buy a house. He fined a house on the web sites Cheapbulgarianhouses.com and Bulgarian Real Estate.net (it is two web sites belong to the same company). He call a company who was selling this house. The company base in Bourgas . He spoke with girl, her name is Tanya Dimova. She is secretary and translator in Bulgarian Real Estate. She sad that Bulgarian Real Estate has an other office in Sofia, so they are will be able to help him. So she gives address and phone number of offices:

When you open they are website you will see that thay are have offices in other towns, but it is one company.
And also she give name of general representative STEFAN STRATIEV (СТЕФАН СТРАТИЕВ). My husband call in the office in Sofia. He spoke there with secretary-translator, because Mr. Stefan Stratiev does not speak English, to arrange viewing of the house. On next day Mr Stefan Stratiev and his secretary show to him a house he choose in the village of Poncharevo in Sofia. He likes the house very much, he call me to Ireland and we disaided to buy this house. We were planning to move in Bulgaria and this house will be our family home. After that my husband call in Sofia office to ask them if we can buy that house. They are sad to him of course you can have this house, but before, you have to pay Fees and deposit.
Deposit – 7400 Euro (which is 10 % of the property price)
The rest of the price- 66600 Euro
Court transfer fee- 3700 Euro (which is 5 % from price of the house)
Agency commission- 1470 Euro
We paid deposit and agency commission. After two weeks time we got email from them that if we don’ta want to loose the house and deposit we need to complete the rest of transfer money as soon as possible. Stefan Stratiev gives to my husband company bank account details. Which is : FIRST INVESTMENT BANKBRANCH BOURGAS, 58 Alexandrovska St 8000 Bourgas, Bulgaria, SWIFT CODE (or BIC):
FINVBGSF, IBAN NO: BG02 FINV 9150 11EU ROHM XN, Beneficiary: Ivelin Lozev (company solicitor). SO WE COMPLETE THE TRANSFER
And we got a confirmation from them that they are received the money on the 23 May 2007. From that day on we are waiting for the completion of this deal which never happened. Always when we ask them, the answer was the same: “we have problems with the owners that want to divide the 1000 m2 of land”. So we wait months and months.
At the end of 2007 my husband went to Bulgaria to sort it the things about the house And he find out that the property has been sold to other people. Than we realized it was a property scam. At the moment we have no communications with Bulgarian Real Estate. They are absolutely ignorant us.
PLEASE IF YOU KNOW OR DEAL WITH PEOPLE FROM BULGARIAN REAL ESTATE LET ME KNOW. THEY ARE NAMES IVAN KIMANOV (ИВАН КИМАНОВ) (DIRECTOR), NEDALKO NEDELCHEV (НЕДЕЛЧЕВ) (MANAGER), IVELIN LOZEV (ИВЕЛИН ЛОЗЕВ) (SOLICITOR) AND TANYA DIMOVA (TRANSLATOR). THIS PEOPLE ARE VERY NICE IN THE BEGINING, BUT AS SOON AS YOU PAID THEM MONEY FOR PROPERTY WHICH DOES NOT EXIST IN REALITY (ONLY ON THEY ARE WEBSITES), AFTER THAT THERE ARE WILL FORGET YOU NAME. AND YOU WILL BE LEFT WITHOUT MONEY AND WITHOUT YOUR DREAM PROPERTY (LIKE US)
I HEARD THAT THEY ARE SCAM MORE PEOPLE FROM ENGLAND AND OTHER COUNTRIES BUT THEY ARE GIVE UP, WE DON'T WANT GIVE UP AND WE ARE LOOKING FOR THOSE PEOPLE. TOGETHER WE CAN FIGHT! I DON'T WANT BULGARIAN REAL ESTATE TO CONTINUED THEY ARE CRIMINAL BUSINESS IT HAS TO BE STOPED IN ONE DAY.WE HAD ENOUGH WITH THEM!

Hi Natallia,
What an awful experience you have had. Hav eyou had any luck in getting any of your money back? If not you should really get yourself to a solicitor asap and take everything you have i.e. bank statements showing the transfers, emails etc. Keep us posted on how you get on and the best of luck with getting your money back.

I am very sad to hear about that Sad Sad . There is just one thing left to do:

GET IN TOUCH WITH A LAWYER IMMEDIATELY !!!

You left at least 78.000 € and there should be some more 1.000 € available for a lawyer.

If you need an honest one in Burgas please send me a PM. We bought in Sveti Vlas and she was our right hand.

No probs, what i was thinking was..Skype and Skypeout gives any number the user chooses, and they can choose as many numbers from anywhere they like. Our main number is VOIP (Vonage) and you can pick any number in most countries which can be directed to any number including mobile, we'll wait and see though, this could get interesting!

The English is definitely not Pure English or just bad spelling through quick typing, this is broken English from a foreigner, a Bulgarian living in Ireland looking for property in BG? Nice.
